Summerlin

Summerlin is unfolding in villages, each centered around its own major park or golf course. Currently, there are 15 villages in various stages of development. Eventually, the community will be home to 30 distinct villages, each featuring dozens of  thoughtfully planned neighborhoods and a unique selection of homes, townhomes, condominiums, and apartments. Each Summerlin village has its own distinctive  style of architecture and design, evident in streetscapes, landscaping and village walls. Looking for a condominium or apartment home? To find a custom lot to build your dream home, choose The Ridges neighborhood. Summerlin is home to the first PGA TOUR Tournament Players Club (TPC) stadium golf course in Nevada. The Howard Hughes Corporation entered into an exclusive agreement with the PGA TOUR to bring the TPC to Summerlin. This private 18-hole championship golf course, which opened in 1991, is located at Summerlin's front door in The Hills South Village near Summerlin Parkway and Town Center Drive.

Aliante

Aliante is the newest of the local major planned communities. It is located in North Las Vegas, off of the new 215 freeway.

Aliante is currently being  built on 1,905 acres. To put that into perspective, Summerlin is 22,500 acres and Southern Highlands is 2,300 acres. 7,000 homes and 20,000 residents are projected at build-out. Del Webb's Sun City Aliante is one of the communities, with KB Home, Pulte, D.R. Horton and Pardee Homes also participating. All builders are on site now, with 35 models open for viewing. This is a very hot area for new home sales, and is very family oriented.

Planned amenities include an amphitheater, 20 acre nature discovery park, 18 hole municipal golf course, two traditional parks, linear parks, soccer and ball fields, picnic areas, and arroyo and trail system.

In addition, two elementary school sites and a middle school site have been proposed, while sites have been set aside for a fire station, library, casino and commercial development.

Red Rock Country Club

Red Rock Country 
Club is located in  Las Vegas, Nevada in Summerlin. It backs  up to the Red Rock Conservation Area.  It can be visited by going west on Sahara to the very end. Homes here run from the low 300's to over a Million. It is important to keep in mind, if you are considering this development, that no homes are available at the base prices. Almost every lot currently available carries a substantial premium. That said, this is a beautiful community that, when completed, will feature 2 Arnold Palmer golf courses, 44,000 sq. ft. main clubhouse and a 8,000 sq. ft. sports clubhouse. The membership to the golf club and sports club is somewhat complicated with several types of memberships available.

Spanish Trails

This beautiful guard gated community is located approximately 15 minutes west of the strip. It is bordered on the north by Tropicana and on 
the east by Rainbow.
There are 1252 homes here in 11 separate neighborhoods/communities.

Amenities include fitness center, tennis center, 2 pools and 2 spas. The 4 town home neighborhoods have access to these as well as their own pools and spas. Memberships are available to the Spanish Trails Golf and Country Club. These are offered and sold by individual members. Prices for golf memberships usually run under $30,000 with social memberships available the the $3,000 to $4,000 range.  The association provides lists of memberships available for sale. Most of these homes were constructed in the 1980's and 1990's. This project was the first of its kind in Las Vegas.

Seven Hills

The master-planned community of Seven Hills is just enough out of the way to be insulated from the hustle and bustle of city life while only a short drive from major business districts, scenic areas and recreation attractions. Situated in the rolling foothills of the Black Mountain Range in Henderson, Seven Hills overlooks one of the world's most dazzling skylines -- the famous Las Vegas Strip.  Spectacular as the location may be, one of the most unique aspects of Seven Hills is that one-third of the land is dedicated to open space, parks and neighborhood recreational areas. Seven Hills offers a very wide range of home style and prices, ranging from detached single-family homes to luxury floor plans and custom home sites. Green Valley Ranch

This planned community is located 
south of Lake Mead Dr. in Henderson. It extends both east and west of Valle 
Verde Dr. and south of the 215 Beltway. 
It is a small planned community with around 3100 total residences.  All the homes are relatively new  with a good selection on resale properties on the market. It is distinguished, in my opinion, by its beautiful  parks and recreation areas.  Lots to choose from here from condos to smaller homes to customs. With the opening of 215 beltway past Valle Verde the commute to the rest of Las Vegas has become much easier. It is approximately a 15 min drive to the center of the strip.

Anthem Country Club

Anthem Country Club is located in the southeast part of the Las Vegas valley in the city of Henderson. It is part of the planned community of Anthem which includes Sun City Anthem, Anthem Coventry as well as additional communities in the process of development. Anthem Country Club is a guard gated community of just under 2,000 acres. 1,700 homes are projected to be built at this time. Production homes range in size from 1,275 sq. ft. to 5797 sq. ft. Custom homes are also built here. At the time of this writing association fees are $130.00 a month with an additional $130.00 a month for a social membership which allows access to the clubhouse facilities as well as to the recreational complex. There is an additional $150.00 assessment per quarter for food and beverage for social members. This community is built around a Keith Foster/Hale Irwin designed golf course that is 7,267 yards from the championship tees. Golf membership is separate. Southern Highlands

This  2,300 acre master planned community is actually two communities in one. 
The north end, "The Estates" features the Southern Highlands Golf and Country Club. Custom home sites surround the golf course with several magnificent homes built  as well as many under construction. In addition, Christopher Homes is building high end production homes, many with golf course frontage. Prices range from the mid $400,000's well into the millions.

The south end features "The Villages at Southern Highlands". Here more than 75 model homes are showcased by more than an dozen builders. Southern Highlands is planned to include a trail system, public  and private schools, shopping venues, restaurants, and medical facilities. Parks will encompass more than 50 acres.

The commute to the airport and the center of the strip will be convenient, probably no more than 15 to 20 minutes.
